What is Mutual Self-Help Housing?

Mutual Self-Help Housing is a process whereby participants work together as a team of owner/builders, to complete a group of homes.    All participants in a building group sign a membership and building agreement.

They work under the supervision of a CAHI construction supervisor to build all the homes in their building group.    The number of homes built in a group are between six to ten homes.    Each household is required to work a minimum of 35 hours per week (17.5 Head of Household and 17.5 Work Partner/Volunteers) until all homes in a building group are completed.

No individual or families move into any home until all homes in the group are completed. Participants work together as a group under the supervision of a CAHI construction supervisor to help build each other's homes.

The construction supervisor teaches safety procedures and construction techniques prior to the start of construction and throughout the course of construction of the homes in the group.    The construction supervisor makes sure that each phase of construction is carefully inspected and approves as work progresses.    A sub-contractor may complete certain tasks such as plumbing, electrical, heating, dry wall, concrete work and flooring.

 

 


Self-Help Housing

If your income is at least $22,000 a year and you are willing to help build your own home through the mutual self-help program, you may qualify!

Requirements
  • Must have good credit
  • Must have qualifying minimum income of $22,000 to participate
  • You and your family must commit to work a minimum of 35 hours a week for 9-10 months
  • Must have qualified alien status (USDA Guideline)
  • Have not owned a home in the past 3 years

 

 
How Does It Work?

Participants must first qualify for a USDA 502 loan.    The basic requirements for a USDA 502 loan are as follows:
  • Meet income guidelines (established by USDA based on county)
  • First time home buyer (not have owned a home in the last 3 years)
  • Good credit (no more than two 30 day late payments in the last 12 months)
CAHI Assists With:
  • Land acquisition/site development
  • Loan application process
  • In-house credit counselor
  • Home design
  • Permit process
  • Construction cost estimates
  • Sub-contractor and supplier contracts
  • Administration of participants' course of construction finances
  • Construction supervision and instruction
  • Power tools as necessary
Participants Provide
  • Commitment to work 35 hours per week (17.5 Head of Household and 17.5 Work Partner/Volunteers)
  • Must qualify for USDA 502 loan
  • Acceptable credit history
  • Set of approved hand tools (approximately $150.00)
  • A cooperative and team attitude
